Boats and Tires Property
Aerial
It appears that
approximately half the
waterfront is cover with mangrove.
There are only rumors of
fuel contamination to my knowledge. No official EPA report exit
to my knowledge. If there is or were fuel tanks on the property a wise
buyer would test for contamination. A reasonable buyer would
also check for contamination from the bottom paint residue that may
have accumulate over the long history of the property. The EPA
is now much stricter about bottom paint use, residue and bottom paint composition.

pm Boats and Tires is 210' on the highway and 210' water front
with 130' clear to the ocean, about 80' of mangroves, depth guess,
only because I do not have the survey at home, (at office) approx
'1200 but will look up tomorrow. This property may have the same or
about square footage as Quay, but is narrower.
But we must remember the Boats and Tires is not the only property.
There are 3 to 5 acres to the South and4 to 10 acres to the North.
Probably 13 to 16 usable acres for expansion. There is also a
parcel between Tom Thumb and Ballyhoos which is part of Boats and
Tires 100' wide and 150' deep for highway to highway access. the
No fuel tanks in ground.

Good Morning Mr. Patton,
I have no objection to placing any
correspondence up for review by my fellow citizens. My property
is listed at $2,960,000.00 which includes the property, high way
to high way frontage, business, boat rental with 8 boats, (see
www.milemarker97.com for
photos of boats), tire inventory, over $100,000.00 at this time,
125 ton crane, used to lift boats, 35 ton crane for smaller boats,
10 ton forklift for rack storage, 22' x 56' aluminum barge for
dock construction, 45' hydraulic yard boat, $30,000.00 grant for
pump out facility, active permits for dock replacement and pump
out station, and many other inventory items.
The County has the ability with a property
swap to purchase this property at a far reduced rate.
I would love to have the BOCC walk my
properties and have a group representing the media and homeowners
groups present. As I have stated before, I am highly motivated to
build affordable housing within the Mandalay subdivision and am
planning to do so, but I would prefer to do a better job with a
property swap from the County and change the County's plan to add
density to the Mandalay subdivision at a very high cost to the
County.
Thank you,
Sam Stoia
