  Hello Port Largo,

On the evening of Feb 2, 2006, your board of directors & guests met to discuss pressing Port Largo issues that are important the community and will be addressed at the PLRPOA Annual Meeting on Feb 11!

The most important issue discussed was the problems facing the board in managing the Association's Park and the possible solutions to make the situation better.  The meeting was very worthwhile.  The board is beginning to formed a basic consensus on how to approach all the problems and possible solutions to make the community better.  There seemed to be a general consensus the problems are beyond being solved by volunteers donating time and energy. 

Problems

  1. The management of the park needs to be improved.
  2. The association is under funded.
  3. The dock at the park are in very bad shape and maybe unsafe, especially the north dock.
  4. The benches and our two concrete structures on the beach are falling apart and need to be replaced...
  5. Around the edge of the park is eroding away resulting in large unsafe holes that have to be filled in...
  6. PLRPOA Board volunteers are overwhelmed by all of the work the needs to be done to properly administer the association.
  7. There are inadequate facilities and amenities at the park. 
  8. Putting up a tent for community events is a poor substitute facility for a community of this size and resources.

Possible Solutions - The PLRPOA Board has and open mind and will consider and listen to any and all possible solutions to the problems facing the Association.  Your board will the help of the members with listing all the pros and cons of all the possible solution to the problems. 

  1. Special Assessments
  2. Raising the yearly dues
  3. Membership Shares that will retain value and are transferable to other Port Largo property owners
  4. other solutions to raise capital
  5. Get a tentative financial commitment for each property owner in Port Largo for the financial plan chosen by the Board so that the Park Planning committees can plan within a potential capital improvements budget.  

Establish a new by-laws steering committee approach to work out the details

  1. Hire an attorney to assist in the rewriting to the by-laws to accommodate the new membership plan chosen.

Establish a Park improvements steering committee

  1. Create Park Plan A including a site plan, rendering of pavilion (if any), list of improvements in priority of importance, list of cost of each improvement
  2. Create Park Plan B including a site plan, rendering of pavilion (if any), list of improvements in priority of importance, list of cost of each improvement

To do all of this will take months.  As many property owners as possible should be involved.  We should take a go slow approach with a goal of resolving all of these issues before the next annual meeting....
